The two projects we show prospective clients most often both happen to be in Tangerang: our membrane work in the Terminal 3 precinct of Soekarno-Hatta Airport, and the structures at Broadway, Alam Sutera. Areas we serve in Tangerang

We treat Tangerang City and Tangerang Regency as one working area. The type of request changes with the district.

What Tangerang projects look like

Tangerang grew through townships: Alam Sutera, Gading Serpong, Karawaci, and the newer estates along the toll road. These estates carry their own design standards. Developers and tenants alike judge buildings on visual quality. The most common requests from this area:

Carports in new estates and cluster rules

Carport requests from Tangerang follow a clear pattern. The house is new and every facade in the row matches. The cluster manager has written rules about what may be added at the front. Some limit height, some set the colour, some ban any structure past the building line. If those rules are only checked after the frame is ordered, the result is an expensive revision.

So we prepare elevation drawings and material specifications first. That gives you enough to submit to the estate office. We shape the canopy to belong to the facade, so it does not look bolted on. One more thing that gets missed: cluster roads are narrow, and the security post limits when large vehicles may enter. We size the frame sections to the route that actually exists. Commercial projects inside a township follow a similar path, with more parties involved. The design needs approval from the estate manager, and often from the developer's design team as well. We are used to preparing documents for both at once.

Membrane canopy prices in Tangerang

Tangerang uses the same rate card as the rest of Greater Jakarta. The Essential package starts at Rp850,000 per m² installed. It fits carports and home terraces in the Alam Sutera, Gading Serpong, or Karawaci clusters. The Signature package starts at Rp950,000 per m² for shophouses, F&B areas, schools, and community spaces. That is the most common project type from the townships. The Custom Structure package starts at Rp1,050,000 per m² for wide spans. Padel court roofs, loading bays, and transport facilities fall here. It is fully costed per design.

All prices exclude VAT. They cover the 3D design and structural calculation, the fabrication, and the installation. The minimum project value is Rp20 million, and it applies nationally. For example, a 15 m² carport on Essential works out to Rp12.75 million by per-metre maths. The applicable project value is still Rp20 million. The practical part

Tangerang is hotter and drier than Bogor. The usual problem here is midday heat radiation, not ponding. Membrane fabric blocks direct sun but passes diffused light. Shophouse terraces and cafe areas stay bright without getting stuffy. We still calculate fabric slope and water paths for heavy wet-season rain. In Tangerang it arrives suddenly and does not last long.

From our Bogor workshop, all of Tangerang is easy reach via the Jagorawi and JORR toll roads. The drive is usually under two hours. A survey can be scheduled within days of first contact.
